Carry out regular inspections
It is essential that all areas of your garage door are regularly checked for wear and tear to avoid any serious damage. Problems begin to arise within the moving parts so inspecting your rollers, cables, springs, brackets, and bolts are important. You will notice if there are any problems as the garage door may open in a jumpy or grinding manner, and can start to make scraping noises. Test the moving parts
Because your garage doors are so frequently used, it’s always a good idea to check that each moving part is performing its job properly. On occasion, some parts can become jammed or improperly balanced, leaving other parts to pick up the slack and break under the pressure.
To test that your garage door is properly balanced, you can disconnect the opener (usually by pulling up the release handle), and manually open your garage door about half way. This is where it should nicely balance with the help of your counterweight system. If this isn’t the case and your garage door opens or closes, then your counterweight spring system will need adjusting. Rebalancing your garage door can be tricky, and is best left to professionals. Lubricate the moving parts
Garage doors can become stiff over time, especially through wet and windy periods. Keeping the main mechanisms greased will keep them working smoothly for years to come. This should take no more than 10 minutes and can be done every few months or sooner if you spot something when carrying out your regular inspections.
Using an aerosol spray lubricant, thoroughly apply some to your garage door side runners/tracks, the doors spring mechanism, and all other moving hinges and brackets. This is especially important for an up and over garage door. After lubricating all moving parts of your garage door, test that it is operating smoothly and revisit this check every few months, especially after prolonged periods of poor weather.
